Pitch is the whole point

A patio isn't just a flat surface — it's a drainage device. It's supposed to carry water away from the house at a gentle fall, usually around a quarter inch per foot. When a patio settles even an inch across its width, that fall reverses and the slab starts delivering water to the foundation instead of away from it. In a climate that averages 90 inches of snow, with snow on the ground an average of 137 days a year, that reversed pitch means the wall gets fed all through the spring melt.

Then it refreezes. Water sitting against a foundation in the Northland goes through roughly 42 freeze-thaw cycles a year, and each one works on the joint between patio and wall. That's why correcting pitch is the first thing we measure on a patio job, not an afterthought.

Why patios settle here specifically

Two reasons stack up. First, most patios sit partly over foundation backfill — the loosest soil on the lot, which continues to consolidate for years after the house was built. Second, the native subgrade in much of the Duluth area is loamy soil over firm clay till at 20–35% clay, with poor drainage. Water reaching that clay layer stops moving downward and perches there, directly beneath the slab. Frozen, it lifts the concrete; thawed, it leaves the soil softer and lower than before.

Homes in Congdon Park and Woodland with mature tree cover add a third factor: root systems drawing moisture out of clay soil during dry stretches, which shrinks it, then rain and melt re-swelling it. Same slab, two different soil volumes across the year.

Walkways and garden paths

Rear and side walkways behave like sidewalks but with worse drainage and less base prep — they're often the last thing poured on a project. Individual sections rock underfoot, joints spread, and the low panel becomes a puddle that ices over first every fall. Lifting a walkway is fast work; the sections are small and light, and foam is nearly always the right material for them.

What we do on a patio job

  • Shoot the grade. We measure current fall across the slab and establish where it needs to end up so water moves away from the wall and off the edge.
  • Drill small ports. 5/8-inch ports for polyurethane foam, roughly dime to nickel size — a real consideration on a visible finished surface like a stamped or broom-finished patio.
  • Lift to grade, not just to level. Flat is wrong for a patio. We build the fall back in.
  • Seal the joints. Especially the joint at the house wall, which is where water gets in and starts the next cycle.

Cost ranges

Typical ranges rather than quotes: patio and walkway lifts generally price out in the same band as other flatwork — about $3–8 per square foot for mudjacking and $5–25 per square foot for polyurethane foam, with most Minnesota lifting projects landing in the $800–2,500 range overall. Replacement runs roughly $6–15 per square foot before any landscaping repair, and leveling typically comes in 50–70% below that.
