More than 40% of Duluth's housing was built before 1940. That's the defining fact for interior concrete here. A basement floor poured in the 1920s or 1930s went down on hand-graded native soil — often that loamy Duluth-series soil over firm clay till — with no engineered aggregate base, no vapor barrier, and no compaction equipment as we'd understand it today. It has now spent eighty-plus winters over soil that saturates every spring and gives up volume every time it dries.
The slab itself is usually fine. It's the support underneath that disappeared. That's exactly the condition slab lifting was invented for: the concrete is intact, so it can be raised back into position and re-supported from below.
Garage floors
Detached garages take it worse than the house does. Many older Duluth garages sit on shallow footings or a thickened-edge slab and are the lowest structure on the lot, catching runoff from the driveway and the roof. The floor typically settles toward the door, or the whole slab tips toward the downhill corner — very visible on the sloped lots common in Duluth's hillside neighborhoods.
The symptoms owners describe: a gap under the overhead door that lets snow blow in, a floor that now drains into the garage instead of out of it, a crack running the length of the bay that keeps widening, or a workbench that no longer sits flat. Lifting restores the pitch to the door and closes that gap, which matters more here than in most climates — a garage that pools meltwater in March becomes an ice rink by morning.
Basement slabs
Basement floors settle for two main reasons in the Northland: the fill under the floor was never properly compacted, and water. A leaking floor drain line, a failed downspout that saturates one corner of the footing, or spring melt perching on clay till can all wash out or consolidate the soil under a section of slab. The floor then drops away from the foundation wall, leaving a visible gap along the perimeter, or it cracks and steps down through the middle.
Because interior work is inside a finished space, method matters. Polyurethane foam is generally the right call for basements: 5/8-inch ports, roughly two pounds per cubic foot of expanding material, cures in under an hour, and it doesn't add meaningful weight to the same soil that already failed. It also handles damp conditions, which basement subgrade always is. Mudjacking slurry is heavier and needs larger, roughly 1-inch ports plus 1–3 days of cure — workable in a garage, harder to justify in a finished basement.
One honest caveat: if the settlement is the symptom of an active water problem, lifting the slab is only half the fix. We'll say so, and we'll tell you what we see — a slab that dropped because a drain line is leaking will drop again if that line isn't addressed.
What it typically costs
Ranges, not quotes: a two-car garage floor commonly runs about $1,250–2,700 to lift. Compare that to demolition, disposal and repouring an interior slab at roughly $6–15 per square foot — plus getting a mixer truck's worth of concrete into a basement. Leveling generally lands 50–70% below replacement.
